Before we arrive
What to tell the tenant
Four things that cut damage and make the visit shorter.
Find the shutoff
Under the sink or behind the toilet, a small oval handle. Turn it clockwise until it stops.
Photograph it
A photo of the leak, the stain or the fixture goes on the work order before we arrive.
Clear the area
Move things from under the sink or around the toilet so we can reach the valve.
Say who will be home
Tell us whether the tenant will be in, or whether we enter on notice as your lease says.
After hours
Who answers at night
Buildings on the On call plan: call the main number at any hour. An on-call plumber answers, helps the tenant shut the water off and books the visit. After-hours visits cost more, at the after-hours rate on your rate sheet.
Other buildings can leave a message after hours. We call back at 7 a.m. on the next business day.
