Services
Plumbing for occupied units and turnovers
Each job is a work order with photos and one invoice. These are the kinds we get most.
Drains and stoppages
Kitchen, bath and laundry drains, and toilets that will not clear.
Cleared with a cable or a drain machine
Photo of what came out, when there is something to see
A note if the line points to a bigger problem
Toilets
Parts and resets, without replacing what only needs a part.
Fill valves, flappers and handles
Wax rings and loose bases
A new toilet when the old one is done
Leaks
Under sinks, at shutoffs and in tub and shower valves.
Supply lines and angle stops
Traps and tailpieces
Shower and tub valve cartridges
Water heaters
Tank replacement between tenants and repairs in place.
Relief valves and leaking connections
Tank swaps with the old tank hauled away
Age and condition noted on every walk-through
Winter prep
Before the first hard freeze, every fall.
Hose bibs and shutoffs outside
Exposed lines in basements and crawl spaces
A list of units that need insulation
Turnover plumbing
The plumbing part of your move-out checklist.
Every fixture run and checked
Photos for the file before the next tenant
Repairs done in one visit where parts allow
Water damage
We fix the line and photograph the damage
When a leak has already stained a ceiling or a wall, we find the source, repair it and photograph what it did, so your insurer, your drywall crew and your records all see the same thing.
Drywall, paint, tile and mold work stay with your own trades. We write down what we saw so they can price it.

What we leave to others
Three things to book elsewhere
New construction
Rough-in and new buildings are a different crew and a different contract.
Boiler and steam systems
We will tell you who services them if you ask.
Sewer main replacement
We scope the line with a camera and hand you the findings; digging it up is another company's work.
Next step
Send the first work order
Or send the address of a building and we will tell you what a walk-through covers.
